What Qualifies as a Maintenance Emergency?

  • A fire or smoke alarm that is sounding and won’t stop

  • An active water leak, such as a burst pipe or flowing water that can’t be contained

  • A sewer backup or raw sewage coming into the unit

  • Flooding from rain, plumbing, or sump pump failure

  • No power to your entire unit

  • Exposed electrical wires or visible sparks

  • No heat during winter months

  • A suspected or confirmed gas leak

  • A broken window or door that prevents you from safely securing the unit

  • A front door lock that doesn’t work, making the unit unsecured

  • A malfunctioning smoke or carbon monoxide alarm that keeps going off and can’t be silenced

  • You are locked out of your unit (must verify ID to confirm you are on the lease)

  • Major structural damage or anything creating an immediate safety hazard (e.g., ceiling collapse)

  • Elevator malfunction that traps a resident or guest (if applicable in your building)

  • Any other situation that poses a serious risk to your health, safety, or the property
